ในช่วงหลายปีที่ผ่านมา ปริมาณหนี้สินในธุรกิจอสังหาริมทรัพย์ในประเทศจีน ถือเป็นสิ่งที่นักลงทุนทั่วโลกหลายคนจับตามอง

จนเมื่อเร็ว ๆ นี้ หนึ่งในบริษัทอสังหาริมทรัพย์ที่ใหญ่ที่สุดในประเทศจีนอย่าง “Evergrande Group” ได้ออกมายอมรับว่าทางบริษัท อาจจะไม่สามารถแบกรับหนี้สิน ที่มีอยู่ในบริษัทเอาไว้ได้

โดยปัจจุบัน Evergrande นับเป็นบริษัท ที่มีหนี้สินมากที่สุดในโลก มีหนี้ทั้งหมด 10 ล้านล้านบาท ซึ่งกลายไปเป็นภาระของบริษัท ที่มีค่าใช้จ่ายดอกเบี้ยราว 1.4 แสนล้านบาทต่อปี

ลองคิดดูว่า ถ้าบริษัท Evergrande อยากอยู่รอด บริษัทต้องทำกำไรให้มากกว่า 1.4 แสนล้านบาทต่อปี ถึงจะมีเงินพอมาจ่ายแค่ค่าดอกเบี้ย ซึ่งนี่ยังไม่รวมการจ่ายเงินต้นคืน

ด้วยความที่ Evergrande มีธุรกิจหลักเป็นอสังหาริมทรัพย์ ซึ่งปกติแล้วจะมีเงินทุนจาก

- เงินดาวน์ เงินโอน ของผู้ซื้อโครงการ
- การกู้สถาบันการเงิน
- การออกหุ้นกู้

โดยเงินทั้งหมดนี้ ก็จะถูกนำไปพัฒนาโครงการอสังหาริมทรัพย์ ซึ่งนับเป็นกลุ่มอุตสาหกรรมที่เติบโตแบบก้าวกระโดด ตามการเติบโตของเศรษฐกิจประเทศจีนในช่วงทศวรรษที่ผ่านมา

รู้หรือไม่ว่า ประชากรจีนมีรายได้เฉลี่ยต่อหัว ปรับตัวเพิ่มขึ้นเป็น 10 เท่าในช่วง 10 ปีที่ผ่านมา

นอกจากอสังหาริมทรัพย์แล้ว Evergrande ยังได้เข้าซื้อกิจการอื่น ๆ และกระจายการลงทุนอีกมากมาย เช่น ธุรกิจรถไฟฟ้า, โรงพยาบาล, สื่อบันเทิง, ธุรกิจการเงิน ไปจนถึงเข้าซื้อสโมสรฟุตบอล

แน่นอนว่าเงินทุนส่วนใหญ่มาจากการกู้ยืมอย่างหนัก
ส่งผลให้ปัจจุบัน Evergrande มีหนี้สินมากถึง 10 ล้านล้านบาท

แต่แล้ว ตลาดอสังหาริมทรัพย์ในประเทศจีนก็ได้เริ่มเข้าสู่จุดอิ่มตัว
แถมยังถูกซ้ำโดยวิกฤติโควิด 19
บริษัทจึงเกิดปัญหาสภาพคล่อง หมุนเงินมาจ่ายหนี้ไม่ทัน

เมื่อไม่กี่วันก่อน Evergrande ได้ชี้แจงต่อตลาดหลักทรัพย์ฮ่องกงว่าบริษัทไม่สามารถหารายได้จากการขายผลิตภัณฑ์ได้มากพอต่อการนำมาชำระดอกเบี้ยได้

ล่าสุด บริษัทก็ได้มีการว่าจ้างที่ปรึกษาทางการเงิน เพื่อที่จะเข้ามาปรับโครงสร้างหนี้ รวมถึงได้คาดการณ์อีกว่ารายได้ของบริษัทจะปรับตัวลดลงอีก ซึ่งจะส่งผลโดยตรงต่อกระแสเงินสดและสภาพคล่องของบริษัท

สถานการณ์จนถึง ณ ตอนนี้ ก็เรียกได้ว่าน่าติดตาม เพราะหนี้สินของ Evergrande ส่วนใหญ่จะมีเจ้าหนี้เป็นสถาบันการเงินและนักลงทุน ที่ได้ซื้อหุ้นกู้ของบริษัท

นอกจากนั้น บริษัทยังมีเจ้าหนี้ทางธุรกิจและลูกค้ากว่า 1.5 ล้านราย ที่ได้วางเงินดาวน์เพื่อซื้อโครงการกับบริษัทไปแล้ว

หมายความว่าผลกระทบที่เกิดขึ้นจากการผิดนัดชำระของ Evergrande จะส่งผลกระทบเป็นวงกว้างตั้งแต่ สถาบันการเงิน ผู้ลงทุนในหุ้นกู้ ผู้ถือหุ้นบริษัท ลูกค้าของบริษัท ไปจนถึง คู่ค้าทางธุรกิจ เช่น บริษัทรับเหมาก่อสร้าง และซัปพลายเออร์อื่น ๆ

โดย Fitch Ratings บริษัทจัดอันดับความน่าเชื่อถือ ได้มีการปรับลดอันดับความน่าเชื่อถือของของ Evergrande จาก “CCC+” เป็น “CC” ซึ่งนับเป็นระดับที่มีแนวโน้มใกล้จะล้มละลายและมีโอกาสไม่มากที่จะฟื้นตัว

ซึ่งนอกจากการปรับอันดับความน่าเชื่อถือแล้ว Fitch Ratings ยังได้ระบุอีกว่าผลกระทบจากเรื่องดังกล่าวจะเป็นความเสี่ยงให้กับบริษัทอื่น ๆ ตั้งแต่ธนาคารขนาดเล็กไปจนถึงซัปพลายเออร์ของบริษัท และจะขยายเป็นวงที่ใหญ่มาก เกินไปกว่าหนี้สินระดับ 10 ล้านล้านบาทของทางบริษัท

ก็ต้องติดตามกันต่อไปว่าสถานการณ์ของหนึ่งในบริษัทอสังหาริมทรัพย์ที่ใหญ่ที่สุดในจีนจะจบลงอย่างไร

หากถึงขั้นที่ว่า Evergrande ไปต่อไม่ไหวและต้องล้มละลายลง
ก็น่าสนใจว่าความเสียหายที่ทวีคูณจากหนี้สินกว่า 10 ล้านล้านบาท
จะส่งผลกระทบเป็นวงกว้างและจะร้ายแรงจนกลายเป็นวิกฤติเศรษฐกิจครั้งใหญ่หรือไม่

ซึ่งนักวิเคราะห์หลายฝ่ายก็ได้ประเมินว่าทางเดียวที่ Evergrande จะรอดได้
ก็คือต้องได้รับความช่วยเหลือจากรัฐบาลจีน

เรื่องทั้งหมดนี้ ก็ได้กดดันไปยังมูลค่าบริษัทของ Evergrande Group
ที่ปัจจุบันมีมูลค่าบริษัท 1.5 แสนล้านบาท
ปรับตัวลดลงมาแล้ว 81% เมื่อเทียบกับต้นปี
และร่วงลงมากว่า 92% เมื่อเทียบกับจุดสูงสุดในปี 2017

นอกจากวิกฤติโรคระบาดโควิด 19 ที่เริ่มต้นจากจีน ลามไปสู่ทั่วโลกแล้ว
ในปี 2021 นี้อาจมีวิกฤติครั้งใหม่ที่เริ่มจากจีนอีกครั้ง
แต่คราวนี้มาในรูปแบบ วิกฤติอสังหาริมทรัพย์
ที่เราเริ่มเห็นสัญญาณแล้วว่า วิกฤติลูกนี้ อาจสร้างความเสียหายได้ ไม่น้อยเช่นกัน..
