第2023成交(堅)，感覺7.5分。 跑馬地黃泥涌道87號地庫，實用400呎，開價1080萬，成交1230萬。 門闊約18呎，深約20呎。

我仲以為這間舖是「地庫」(畀經紀玩死?)，原來是向街，1230萬馬上「平」!!!

Sold at auction. 紅酒舖，租34000至2022年7月21日。回報3.3%。 遺產貨，原業主1972年以7.95萬買入。一睇感覺平!

Check 真啲，原來地契是車房契，馬上打個六／七折!? 「合法」地，未必做得零售或餐廳或教育等行業， 做旁邊啲 Aston Martin showroom 可能得?。

其他行業可能要補 waiver (交容忍費) .... 但，就這間舖的話，地政署應該已經容許做其他零售行業。
