    我諗應該係負數先岩？）個EBITDA利潤率 價值網 係-12.7同6.41，而bochk係 4. 06同5.47, 想請教下可唔可示範一下點計？

    3）存貨週轉日數 我計到160，呢個數字同價值網差唔多，但bochk係106, 又係想請教下邊個數字先岩？

    4) 關於杜邦分析法

    2020年: 1.97 x 1.75 x - 9.02% ＝-31.1
    2021年: 1.89 x 1.21 x - 11.5% ＝-26.3

    ROE 2年都負數 不過2021負得冇得多 2021年純利率差左 不過財務槓桿 同總資產週轉率個數細左 所以負少左

    我就唔係好明 總資產週轉率 應該愈大愈好 但係假設2021年都係1.75 (instead of 1.21) 咁計出黎個ROE負得仲勁 咁咪調返轉應該係愈細會愈好？請指教一下

    1) 我相信係你和其他網站，係計個"發行股數"和"股東權益"出現分別。

    因為每個網站的公式都不同的，就算發行股數都不同，計年頭？年尾？平均？加權平均？通常我睇財經網站，都唔會太著重d細數字，你了解大方向就得，同埋，不同財經網站的數據，一定會有d誤差，正常的。

    2) 至於EBITDA利潤率，你可以參考BOC個數字。你可以用佢年報中"經營虧損"，再加翻"按性質分類之開支"中的折舊部份(2021年年報P.177)。但會有少少差別，可能係提取數據或匯價問題，影響不大。

    價值網部份，都係用類似計法。但2021年數據，可能系公式不同，其實，一般網站在計算EBITDA時，都計左「使用權資產折舊」，但這並不是真正的折舊，所以數據的參考價值會低左。

    其實較精準方法，我建議係用EBIT - 折舊，但這個折舊，應該排除左"使用權資產折舊"的數字，咁會更準確。2020和2021年EBITDA，應該為-7.6%和-10%。

    2020年︰(-5.53 + 1.17) / 57.17 = 7.6%
    2021年︰(-3.91 + 0.87) / 30.43 = 10%

    3) 如果用我教法，拿年初和年末平均數計，答案係160。至於點解BOC會有分別，因為佢係計算存貨時，唔係用年初和年末平均數去計，所以有落差。

    你照用160，咁就可以。

    4) 你這個杜邦分析計算，係正確。你睇翻個3組數字﹐你會發現中間組數(營業額/總資產)，係變動最大。

    你就會發現，企業這2年面對問題，係銷售數字出左最大問題，有明顯轉差情況。

    之後，我地再睇翻客觀環境。由於這2年有社運和疫情影響，令到營業額受損，係正常。這些都係中短期因素，因此我地係分析企業質素時，唔洗過度在意。

    至於你話總資產週轉率愈大，個ROE就會負得愈多，係正常。因為現時佢生意少左好多，但好多固定成本，好似舖租、人工等，唔係話停就停到。

    佢現時基本上，每件貨品都係蝕住做。但當這些不利因素過去，營業額回復正常，有更多銷售單位去攤分這些固定成本時，就會令佢轉虧為盈。

    這時候，每賣一件貨都係賺錢，自然會係總資產週轉率愈大愈好。

    1) 你持有和月供股票，都係有質素。但由於你50歲，係一個要為退休開始準備的年紀。

    因此，你要將組合中的股票，慢慢轉成較保守組合。按年紀增長，慢慢加大收息股比重。目標係10年後退休時，組合100%係收息。

    現有持股，暫時可以不用改變。但月供組合中，中生(1177)和比亞迪電子(0285)都係潛力股，風險對你而言，用點高，唔建議用佢地作為月供組合。

    你可以將這2隻股票，換成為收息股，會較適合你現時的年齡配置。

    收息股，例如港燈（2638）、深高速（0548）、香港電訊（6823）、工行（1398）、恆生（0011）、置富（0778）、陽光（0435）。收息基金(3110)，都可以。

    還有些更有超過8%的高息股，但股價就略有風險，你可以小注考慮，例如佐丹奴國際（0709）、中石化（0386）、互太紡織（1382）等（記住，股價略波動，不能太過大注）。

    另外，你要留意一下，你組合持股的佔組合比例。個別企業和行業，不要佔組合15%和30%以上，否則會有過度集中性風險。

    你現時部份股票，係超過這個標準。但由於都係有質素股票，故不用沽出。用未來新資金，去慢慢拉平衡翻個比例，咁就可以。

    現時大市只在合理區，每月月供之餘﹐緊記都要留少少現金，用來等大跌市出現時，可以去掃平貨。

    2) 你大致上跟我所講的方法，去進行配置，增長力度就會配合到你年紀所需。

    我假設投資回報有10%（連股息再投資），你每月投資$5000 + 55萬持股，10年後大約會增值至250萬。

    你再將佢換成6%收息股，大約每月就會有1.25萬的現金流。你可以以此作為參考，調整自己投資計劃。

    電動車方面，我自己一直較看好比亞迪（1211），係佢的電動車。

    首先，電動車有環保的概念，這點令政府會加以幫助，而市民亦會支持，但其實，電動車真正的價值並非在環保，而是慳錢，用電比起用油平得多，因此只要各種配套都完善，車主沒有理由不選擇電動車。

    只要有金錢利益推動，人們的習慣將輕易改變，在70年代的石油問題，完全改變了美國人使用汽車的習慣，由一向追求大汽車的習慣，轉變到鐘情於小排量慳油的日本車，令日本車大舉入侵市場，當其他車廠發覺時已經太遲，最終成就日本車霸主的地位。

    雖然將來的油價難以估計，但到經濟好景，各國都大量用油的情況下，石油需求大增，電動車的優勢亦愈來愈明顯。

    另外，比亞迪在中國發展電動車，可說是佔盡地利因素，因發展電動車必需要有完善的配套，政府的支持十分重要，另外，若政府肯帶頭使用對推廣很有幫助，現時比亞迪的電動巴士已經行走在中國多地的公路上，由公共交通開始發展，可見政府對電動車是正面及支持的，然而，中國政府在支持電動車背後亦有個重要因素，就是石油。

    中國並非產油大國，未來的石油供應難以滿足中國的汽車需求，而發展電動車就成為辦法，同時中國在西藏擁有不少能生產電池的鋰資源，若能用電動車取代傳統燃油車，中國對石油的依賴可減少，對別國的依賴能減少，從整個國家發展的戰略角度分析，中國發展電動車的誘因並不少。

    同時，中國是政府主導的國家，要建立配套及支持業界，比資本主義國家更容易（在西方國家，石油業的既得利益者並不希望見到電動車的出現）。

    投資中國的企業有一個要點，就是順從中央的方向，這不是指個別一兩個政策，而是一個大方向，因這會對企業的長遠發展有重大的影響。

    比亞迪在新能源汽車方面，經過幾年的發展開始有起色，混能車銷情理想，而電動大巴在政府支持下銷量亦理想，而部分歐洲國家亦開始試行比亞迪的電動大巴（這是有利的指標，因歐洲的標準甚高的），雖然只屬起步，但情況不錯。

    現時比亞迪的新能源汽車遍佈全球6大洲、多個國家和地區，其中包括美國、德國、 英國、日本等主流汽車強國市場。

    所以，我睇好這企業的電動車，但並不是一兩年就見到收成。

    至於自駕技術，見集團都一直有同科技企業合作，相信發展上都係正面。

    但這股經常都處略貴水平，大約去翻$135先算合理，如果真的好想買入，現價小注月供好了。始終現價投資風險高，回翻先考慮正式買入。

    或者，你可留意下中國電車（2845），這基金的目標是追蹤Solactive中國電動車指數NTR「相關指數」表現緊密相關的投資回報。

    持股中最重就係比亞迪A股（002594），以及與中國電動車產業有關的股票，中國因為能源問題，長遠一定要發展電動車，這是大方向，故此股有一定投資價值。

    此股現價合理區頂至略貴。無貨可以現時入少少，到有明顯回調才再慢慢加注。

    潛力度是有的，但會比較波動，如投資宜慢慢分注，可長線。

    你現時25歲，係累積財富的黃金時期，你要好好把握，盡你一切的力量去儲蓄、投資、學投資知識。

    你盡快加儲蓄到每月$2萬，是正確的。

    1）你表示「有首期」，是否已另外預左一筆足夠的資金，去準備買樓，我假設你已準備好，餘下的$15萬就可以投資/等投資，不過，我會較建議你等完成買樓過程，先開始投資。

    另外，現時低息環境，其實唔需要太急去還錢，你照正常速度去還錢就得，資金可以用作增值。

    2）VOO可長線持有。

    3）可以，這兩隻都是不差的選擇，但現時好睇你會幾時買樓，而決定投資多少，留現金多少。

    4）你概念上不用想著「想盡快供完層樓」，你只要照正常速度去供樓就得。每月保持進行財富增值，照上述月供模式進行，就得。

    1）現時的股票與現金比例，適合的，持有的股票都是有質素的股，但你25歲，其實未必適合持有收息股，因此，中行（3988）這類收息股，就未必是最好的選擇。

    至於大方向，基本上無問題的，但由於你轉左工，收入減少，你要睇下自己能否做到每月儲$14000的目標，如果可以做到，相信3年資產達至$100萬，可以的。

    2）比例基本無問題，由於你3年後要資金，因此不能太過進取，你預潛力股與平穩增長，各佔一半就可以，潛力股不能太多，反而當你買完樓後，資金可以更長線投資，到時可以再增加翻潛力股的比例。

    另外，我太太和她的家人有層已供完聯名物業市值720萬，但她家人住緊。

    現在，我哋想喺太太和家人的聯名物業按揭貸款，之後買入的士（的士牌連新車約$550萬）收租作投資，但我們現金儲蓄得50萬其餘就按揭借回來，你認為可行嘛？

    我相信你年紀都唔係太大，應該係年青至中年人士的階段。

    在這個年紀，其實借貸比例高少少，都係可以。你預總負債，最多可以去到總資產7成。從負債風險角度，只要你做到7成以內，風險水平都係可以接受。

    所以，你要計一計數，所有負債，比起所有資產的市值計算。如果超過7成，就是開始高風險。

    但你要留意，的士牌過往是增值類別，而家已偏向收息類別(增值都仍有，但不算多)。

    本質上，的是牌可以不斷有租金收入，而這個租金都會按貨幣系統的向上，而不斷向上的，但行業近年出現了叫車程式等新的競爭模式，對佢點都有影響。

    所以，在長遠計，佢的增長能力只是中等，視為收息類的資產會比較好。

    以你們年青至中年年紀，我比較建議集中係一些較有增長力資產，例如一些有增長力的優質股。

    投資的士牌唔係唔得，但佢增長力唔會好強，財富增值效果，現時未必有優質股咁好。

    我地做財富增值，一般希望做到架合理回報，係每年增長10-15%。你現時這個目標(1年升倍)，用股票投資去做，風險會好大，較難達到。

    而且，1年係一個好短架時間，就算再優質股票，都要時間升值。1年太短，好易會有股價波動風險，令最終回報不確定性好高。

    如果你無其他增值方法，建議你按部就班，透過月供去買入優質股，去為自已資產作增值。

    你過往投資股票，都係有質素，用來增值係可以。但以你30歲年紀，應以增值為主。中電(0002)增長力不高，未必太適合你。

    建議你用「平穏增長股」 + 「潛力股」作組合，去創造一個增值平台。

    現在你每月先用5成儲蓄做月供。其餘先儲起，用一邊月供一邊儲蓄的策略。

    至於餘下的現金，就等機會，當大市出現一定程度的下跌，就可以動用現金去投資，在平宜價加大力度掃貨，然後長線投資。

    另外，我建議你加強每月儲蓄，這是重要的。

    1) 青衣區內大型屋苑唔算好多，成個區潛力度只算中等。但東大嶼計劃落實的話，有機會刺激到這區樓價上升。

    藍澄灣質素算中等，佢距離港鐵站較遠，係一個扣分地方，但整體算係可以。

    但你這個作為自住樓，我建議較從你自身需要作出發點，去作出考量。你要諗這間屋，係唔係適合你長遠需要，講緊係未來5-20年。

    呎吋方面，只要唔好太細(少於300呎)，符合到你生活要求，咁就可以。另外，我地自住樓一定要堅守一個大原則，就係長線要"供得起"。如果可以的話，置業係無問題。

    2) 現時貸款息口在低位，無論係你和你父母，我都建議盡量做高成數貸款，去空出更多資金，做財富增值。

    如果你父母本身好怕風險，就將按揭成數調低，但其實在財富運用上，高成數會較好的。但要留意，你自己買物業時，高成數按要比按保，你要平衡翻。

    雖然高成數按揭表面上，係要比多左利息，但我地要從機會成本做考慮。你利用低息貸款，空出來資金進行投資增值(投資優質股)，去爭取更大回報，相信長線財富增值效果會更理想。

    同時，你父母都可以因此留下更多資金，以備不時之需。

    其實比亞迪(1211)品牌，的確有改善空間，特別係在國際市場。

    但由於佢有技術，這方面係佢主要勢所在，品牌雖然唔算好強，但無損其投資價值。

    而且，集團將來未必只係集中係出售新能車，可以會慢慢加大電池和新能車相關技術銷售。故零售品牌的強弱，未必對佢影響十分大。

    其實，比亞迪其中一個往後的發展，就是「賣電池」，即是同不同的車企合作，而這方面的發展，自己的品牌，未必是核心。

    龔成老師，你好！距離上次請教問題，原來已經有1年7個月，最估唔到既係呢段時間自己既資產價值升左有65%(105->175)。主要係將過去持有既現金部分轉左去股票+每月部分剩餘資金作月供

    所以出現左較大既升值。

    一、打算準備置業，而因為我目前有接近6成既資產都係股票，因此若要置業就需要放左一D股票，目前股票（買入價，未扣除過往收息）如下：

    騰訊700@408，400股
    銀河[email protected]，1000股
    盈富基金[email protected]，6910（月供緊10000）
    中生製藥[email protected]，10000股
    小米[email protected]，3000股
    建設銀行[email protected]，10000股

    港鐵[email protected]，1449股(月供緊3000）
    閱文[email protected]，406股

    我有考慮既係因完美醫療同騰訊升幅較大，再接觸到較平宜價較難，所以計劃：

    1.先放左升值潛力無咁大：如建設銀行、閱文集團；

    2.現時買入價與成本價相距較近：港鐵、阿里巴巴、小米

    3.再考慮剩餘（優先考慮銀娛，及部分盈富基金）的股票。

    你覺得呢個安排會唔會較好？

    二、由2019年11月開始月供到而家，見盈富基金佔現時比例較大，想降到3000/月，因為澳門月供股票成本較貴，50hkd/隻/月，

    唔想月供分得太散，想10000就分別5000福壽園，5000港鐵。會唔會都可以？但若果成功置業，到時候可能只月供到3000-5000。

    三、最近睇完你本《80後千萬富翁》，好有感觸，特別係我對現時份工完全感受唔到滿足感，甚至厭倦，現時一有時間就會睇報表，樓宇相關資訊，

    目標向住有基本財務自由後辭職。感謝你本書再俾我動力去向股票，樓宇，老闆方向發展。

    一) 你的策略，有部份需要修正。

    我地考慮持有邊D股票，要從佢是否適合你、組合平衡性和現價平貴(而唔係睇買入價與成本價的差距)，去作出考量。

    你還未到30歲，建行(0939)這類收息股，唔適合你。閱文集團（0772）確定性較高，可以減持少少。

    完美醫療(1830)現價偏貴，加上佢佔你組合比重較高，我都建議你沽出部份。

    至於餘下股票，持有價值差不多。若你有需要進一步套現，你可以按比例去每隻沽少少。

    二) 你這個調整，都可以。暫時你就用你新的調整，去繼續進行月供。到你置業後，才按需要減少月供供款，就可以。

    三) 本書能幫到你就好，記住要做好財富增值，唔係短時間可以做到的事。要保持學習、維持現有投資習慣，你自然會一步步走向財務自由。

    由於你父親，尚有4年就退休，投資上應要較保守。

    你現時持股和配置，大致上都可以。但盈富(2800)唔係收息股，佢派息平均只有2-3%，但有穏定增長力，可持有。

    另外，中芯(0981)和小米(1810)雖有質素，但波動性較大，不宜持有太多，故不要再加注。

    現時大市只在合理區，資金唔好盡用。最好留有部份，一方面，可以等大跌市出現時，用來掃貨。另一方面，你父親都應該留有一定現金，以備不時之需。

    若現時財政，不足以直接承擔心目中的理想單位，你有2個方法。

    你可以先購買一個較細單位，之後放租去「以租養樓」或自住。另一邊，就用優質股繼續增大個資金，之後才用較高成數去買大屋，令自己可以供得起。

    這樣做，可以有平倉樓市的效果。你們資產，相對受樓價波動的影響，就會較細。當你地將來再換物業，會較有預算。

    另一個方法，就係直接用優質股去增值。現時以租金回報率計，股市值博率會較高，潛在回報都會較大。

    但由於佢同樓市，唔係有直接關聯。若長線樓市升幅跑嬴股市，變相反而令你置業成本上升左，得不償失。

    你要自己衡量下，邊個方法會較適合你。

    其實，每個人都有自住需要，一個適合家庭長線生活的物業，係需要的。你用現時方法，買入一間3房，再將現有物業放租，係可行。

    你現時有一定的現金，只要利用作首期，餘下部分現金，你每月供款，我相信可以應付，但的確，每月支出會增加左，你要計好數。

    而你現有物業按揭$180萬，將其放租，我相信每月都有基本的正現金流，可以幫少少你每月供樓部分。

    另外，如果日後能善用公積金，無論作為部分還款，又或投資一些能產生現金流的工具，都能有助你供樓的。

    但當你再買入一個物業時候，你成個財富組合，就會偏晒係物業類，出現過度集中性風險。故你在買入新物業後，長遠來說，加大翻優質股的投入﹐去令財富組合回復平衡。

    另外，你現時持有股票，都係有質素。但你要留意，任何股票、任何行業，我們都不應太過集中，因為一個行業就算更有優勢，也有機會面對行業週期及突發風險，太集中會對你整個財富組合不利。

    因此，你要建立一個平衡的投資組合，當中有不同的類別、不同的行業，這是最好的平衡風險方法。相同行業不可佔組合多於30%，而單一企業不要高過15%。

    你現時明顯，係偏重左係銀行股，未來要加大其他行業股票佔比，去平衡翻個組合。

    以下是一些適合你的股票，現價都在合理區，可分注入貨。

    平穏增長股︰金沙（1928）、恆基（0012）、平安(2318)、中銀（2388）、港鐵（0066）、長建(1038)、粵海(0270)、領展(0823)、希慎(0014)、太古地產(1972)

    現時大市只在合理區，資金唔好盡用。要留有部份，等大跌市出現時，可以用來掃貨。

    你父母由於會跟你同住，所以無自住樓需要，其實用分法1和2去處理，都係可以。

    若你父母透過長俸和租金收入，已經足以應付基本生活支出，我會建議一動不如一靜，用方法1就可以。

    相反，若現時長俸金額和他們生活開支，係有一段距離，你就可以考慮用方法2。

    另外，你可以考慮將層樓加按，套現部份資金，去買收息股(最好係方法1，不足夠支付生活才用)。

    但由於借貸始終有一定風險，唔好按太多，大約2成左右好了。同時你要明白，這樣會令你父母負債增加，風險會增加。

    另外，如果你投資的股票不幸股價下跌，你就會出現「賺息蝕價」，對你不利。

    同時間，如果日後加息，又或你收息股的派息減少，都會令你得到的息差回報收窄，你的回報會減少。

    你要從實際情況和風險中，取一個平衡的方法。

    以下是一些有質素的收息股，給你作參考。

    目標是5%、6%的股息率的收息股，例如港燈（2638）、深高速（0548）、香港電訊（6823）、工行（1398）、恆生（0011）、置富（0778）、陽光（0435）或收息基金(3110)都可以。

    如果你能承受到風險，有些更有超過8%、10%的高息股，但股價就略有風險，要自己衡量，佐丹奴國際（0709）、中石化（0386）、互太紡織（1382）等（記住，股價略波動，只能小注）。

    領展(0823)都可以考慮，但因為佢都有一定增長力，所以股息率未必太高，你要留意這點。

    我較建議方法（1）。

    其實複息效應，係分2部份。第一部份，係企業賺到錢，攞去再投資在業務上，創造更多盈利。

    另一部份，就係你所講的派息。這部份，就要投資者，將這筆資金去再投資，去創造更多財富。

    但如果你持有股數不多，收到股息可能較少，不足以買1手股票。你可以將這些股息先儲起，到有一定數量，目標股票價值又合理，就可以出手。

    金沙(1928)無論在賺錢能力、規模、物業質素和協同性等等，都係優於澳博(0880)。

    現價計，雖然澳博值博率係較高。但長線計，金沙(1928)增長相信會較好，我比較建議用金沙，作為長線投資目標。

    至於澳門賭牌問題，我係課堂上，都有課程的同學們分享過。簡單而言，佢成功續牌機會，會係較大。

    首先，你按翻人生財富配置就得，睇翻自己年齡情況，是否適合說基金的風險度。

    另外，你可以睇翻隻基金表現和目標，去做決定。

    例如投資的資產類別、投資策略、風險程度、市場、費用成本、以及過往的表現。

    你可以睇佢過往5-10年，如果回報係比主要投資市場高，有機會值得繼續放在公積金戶口投資。

    老師，請問你有沒有覺得最近市況有點過熱，大市市值有點偏高？

    先恭喜你，達成首個理財目標，成為百萬富翁。

    由於近期恆指加入不少新成份股，令到PE合理區，都作出相應調整。你預13倍左右，算係合理區底部。

    中國軟件國際(0354)和中遠海控（1919）係貴，但整體大市依然算係合理區，暫時唔見有好明顯泡沫。

    你持有優質的股票，應長線持有。但較一般的股票，若持有比重較多，可以考慮換碼至其他優質股

    其實，我地投資股票，就等同投資一間企業。係要時間，比佢慢慢成長。一般希望做到架合理回報，係每年增長10-15%。

    你現時這個目標，用5年將財富由200萬，增值至1000萬，用股票投資去做，風險會好大，較難達到。

    其實，正如《80後千萬富翁》書中所講，要致富其實有5條路，投資只係其中之一。

    而生意，都係其中一個出路。一盤生意打理得好，回報係可以遠超投資優質股，所以你想達至你的1000萬目標，可以先從自己盤生意著手。

    若再用空閒資金，才用來投資優質股和物業，令財富組合更平衡，咁就可以。

    過幾年樓市升跌，無人知。從自住角度，若你係有實際生活需要，而有"供得起"，置業都係可以。因為除了優質股，物業都係一種資產，都係可以幫到你累積財富。

    較理想的情況，就係在置業同時，可以留有一定優質股係手，保持增值。令成個財富組合，唔會過於遍重物業，因而造成過度集中性風險。

    但其實，你距離移民只有幾年時間,如果移民時，你可能不會保留任何香港資產，我就建議你地租屋會較好。

    加上一買一賣的成本高，同時無人知樓市到時是高是低。

    因為本身樓市有一定波動性，加上装修和買賣成本都高，還有額外印花稅等問題。為幾年生活，而去置業，未必真係值得。

    你反而用移民前的幾年時間，將資金投資一些優質股，去幫你移民前做些增值，相信會較好。

    而你男友想買樓，我估有機會係從投資角度出發。但其實現時樓市算略貴，整體租金回報率不高。投資值博率計，會係股市會較高。若他真的有從投資角度考慮，你可以提一提他這一點。

    Before the sun could fully crack through the scattered clouds that Friday morning in Hong Kong last July 21st, Jurgen Klopp’s phone screen was crowded with notifications from sporting director, Michael Edwards, and Fenway Sports Group president, Mike Gordon.
